SEB ImmoInvest’s unit value will decline from EUR 8.74 to EUR 8.71 on January 23rd 2018 publication date, a drop of EUR 0.03.
This is primarily due to revaluation of the German property Kelsterbach, Am Grünen Weg 1-3.
The property comprising of an office building and a garage is located about 12 km southwest of Frankfurt CBD in a location, which is not typical for office buildings. It is empty since a few years.
The appraiser therefore reduced the market value by deducting potential improvement costs as well as the market rent to reflect the ongoing risk.
