SEB ImmoPortfolio Target Return Fund’s unit price will decline from EUR 49.69 to EUR 48.66 on the 7 March 2017 publication date, a drop of EUR 1.03.
The main reason for the change is the reappraisal of the two student residences at West Pensacola Street and Ocala Road South, Tallahassee, which were constructed in 2003.
The competitive situation in Tallahassee has become fiercer due to new student residences. These factors led the appraisers to increase the discount rate by 50 basis points as well as to adjust maintenance requirements in view of the competition from new builds.
