SEB ImmoInvest’s unit value will decline from EUR 8.70 to EUR 8.67 on February 27th 2018 publication date, a drop of EUR 0.03.

This is primarily due to revaluation of the American property 100 Manhattanville Road, Harrison, New York.

The property comprising of a 4-storey office building and adjoining parking places is located about 35 km northeast of New York. The vacancy rate increased to more than 30 % after one of the main tenants left.

The appraiser therefore reduced the market value by deducting longer reletting costs as well as increasing the capitalization rate to reflect the ongoing risk.
